Job Description
The Preconstruction Manager reports to the Director of Preconstruction and will be responsible for overseeing assigned preconstruction activities, ensuring the successful planning, budgeting, and scheduling commercial real estate development and capital projects. The Preconstruction Manager will collaborate closely with internal teams, external partners, and stakeholders to drive efficiency, accuracy, and value throughout the preconstruction phase.

Key Responsibilities

• Project Planning: Lead the development and implementation of comprehensive preconstruction plans, including project scopes, designs, schedules, and budgets, aligned with project objectives and company standards.
• Cost Estimation: Utilize expertise to prepare accurate high-level cost estimates, leveraging historical data, contractor and consultant pricing, market trends, and industry best practices to inform decision-making.

• Value Engineering: Identify opportunities for value engineering and cost-saving measures without compromising quality or design integrity, maximizing project profitability.
• Bid Management: Manage the bid process for consultants and contractors, soliciting competitive bids, evaluating proposals, and assisting contract negotiations to secure the best value for the project.
• Risk Management: Proactively identify and assess potential risks and challenges during preconstruction, developing strategies to mitigate and minimize their impact on project delivery.
• Contracts: Negotiate agreements and develop risk-adjusted contracts for consultants and contractors.
• Collaboration: Foster strong working relationships with internal project teams, external consultants, architects, engineers, contractors, and other stakeholders to facilitate seamless communication and coordination throughout the preconstruction phase.
• Continuous Improvement: Stay abreast of industry trends, emerging technologies, and best practices in preconstruction management, actively seeking opportunities to enhance processes and drive innovation

Qualifications

• Bachelor's degree in construction management, or engineering.
• Minimum of 5 years of experience in project management or preconstruction within the commercial real estate development, consulting, or construction industry or construction industry.
• Ideal candidates will have experience leading preconstruction efforts for complex, high-value projects from concept through design, permitting, and construction contract award.
• Strong proficiency in bidding, value engineering, budget development and design management.
• Excellent written and spoken communication, and interpersonal skills, with the ability to collaborate with diverse teams and stakeholders.
• Knowledge of construction methods, materials, and building codes/regulations
• Proficiency with industry-wide construction management software such as Newforma, or ProCore.
• Proficiency in the Microsoft suite. Ideal candidate will have strong interest and experience with technology including AI adaptation for business deliver.
