Preconstruction Manager
Location: Brooklyn, NY
The Preconstruction Manager is responsible for overseeing all aspects of the preconstruction process, including budgeting, estimating, value engineering, subcontractor engagement, scheduling, and constructability reviews. Working closely with owners, architects, consultants, and internal project teams, this individual will help position our client for successful project execution while maintaining the highest standards of quality and accuracy.
Key Responsibilities
- Lead all preconstruction activities from project pursuit through contract execution.
- Prepare conceptual, schematic, design development, and GMP estimates.
- Develop detailed quantity takeoffs and cost analyses.
- Coordinate and manage the subcontractor bidding process, including bid leveling and scope reviews.
- Build and maintain strong relationships with subcontractors, suppliers, consultants, and clients.
- Conduct constructability, logistics, and phasing reviews with project teams.
- Identify opportunities for value engineering while maintaining project quality and design intent.
- Collaborate with architects and engineers throughout the design process to ensure budgets remain aligned with project goals.
- Develop preliminary project schedules in coordination with operations teams.
- Analyze drawings and specifications to identify scope gaps, potential risks, and cost-saving opportunities.
- Participate in client meetings, design workshops, and pre-award presentations.
- Assist with contract negotiations and procurement planning.
- Prepare comprehensive preconstruction reports, bid packages, and executive summaries.
- Support project handoff to operations, ensuring all estimating assumptions and project details are clearly communicated
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- 7+ years of experience in estimating, preconstruction, or project management with a general contractor.
- Experience with ground-up multifamily residential, affordable housing, mixed-use, healthcare, or commercial projects.
- Strong understanding of NYC construction practices, permitting, and building codes.
- Ability to interpret architectural, structural, civil, and MEP drawings and specifications.
- Excellent analytical, organizational, and communication skills.
- Strong negotiation and relationship-building abilities.
- Ability to manage multiple projects simultaneously while meeting deadlines.
Preferred Qualifications
- Experience with Design-Build and CM at Risk delivery methods.
- Knowledge of NYC public agency projects, including HPD, HDC, NYCHA, DASNY, or EDC.
- Familiarity with sustainable construction standards, including Enterprise Green Communities and Passive House.
- Experience preparing GMPs and managing conceptual estimating throughout design development.
